Why houses here get green
Shaded north walls, tree cover and valley humidity make the New River Valley a good home for algae and mildew. That green-black film you see on vinyl, painted brick and stucco is living growth, not road dirt — which is why a garden hose and a scrub brush never keep it away for long.
Soft washing solves it with chemistry instead of force. A cleaning solution is applied at low pressure, given time to break down and kill the organic growth, then rinsed off completely. The wall comes back to its real color and stays that way far longer, because what caused the staining is dead rather than moved.
How we wash a house
Every job starts with a walk around the property. We note the surfaces, the shaded sides, any loose trim, open gaps, light fixtures, outlets and dryer vents, and anything planted tight to the foundation. Plants get covered and pre-wet, fixtures get sealed off, and doors and windows get checked before a drop of water flies.
Then we apply solution from the bottom up, let it dwell, agitate the stubborn spots by hand, and rinse from the top down at a pressure that will not force water behind your siding or under your trim. Gutter faces, soffits and porch ceilings are done as part of the same pass, because a bright house with dirty gutters still reads dirty from the street.
Before we pack up, the landscaping gets a final rinse and Adam walks the property with you. If something got missed, we fix it while the equipment is still on the truck — not on a return trip next week.
Owner on site, every job
Adam quotes the job, does the work and answers the phone. There is no call center and there are no subcontractors, so the person who told you what would happen is the person standing in your yard doing it. We are a licensed, fully insured Virginia LLC and the certificate is available any time you ask.

- How often should I wash my house?
- Every one to two years for most homes. Dark, shaded walls that hold moisture do better on a yearly schedule.
- Will the cleaning solution kill my plants?
- When it's done properly, no. Plants get covered and pre-wet, and everything is rinsed afterward. Skipping those steps is what damages landscaping, so we don't skip them.
- Is soft washing safe for vinyl siding?
- Yes. Low pressure is exactly why we use it — high pressure can force water behind panels and crack older, brittle vinyl.
- Do you wash the windows too?
- Exterior glass gets rinsed with the house. Full streak-free window cleaning, tracks and frames included, is a separate add-on we can quote at the same visit.
- How long does a house wash take?
- Most single-family homes are a half day. Larger homes, three-story elevations and multi-unit buildings take longer, and we tell you which before we start.
